We recommend the Realtor and the home Buyer and/or Seller follow this list to receive the most out of the home inspection.

  1. Allow 2 – 3 hours for a thorough home inspection.
  2. We encourage you to attend your inspection to gain the greatest value in return for Your inspection investment.
  3. We will do our best to accommodate the schedule that’s needed for the buyers and the sellers.
  4. All utilities (gas, electric, water) should be turned on and pilot lights lit to be able to complete a full inspection.
  5. All appliances, equipment, and systems will be inspected and returned to the operating condition in which they were found.
  6. Access and keys for all parts of the property must be available, including garages, exterior and interior doors, attics, outbuildings, etc.
  7. The homeowner should remove all items, which block access to the furnace, boiler, water heater, attic, crawl space, access panels, electric service panels, water meter, etc.
  8. All tubs, sinks, and basins should be emptied, except spas and pools where applicable.
  9. Ensure that all light fixtures are operational (replace burnt-out bulbs as well). Ensure that all windows close and lock.
